The One Beverly Hills development wins a first green light to rent its Aman residences by the night

Owners of the future Aman residences in Beverly Hills could soon let their homes for as little as one night, in a city that bans rentals of less than a year. On 20 October 2026, the city council gave a first green light to this programme at the One Beverly Hills development; the formal vote is expected on 10 November 2026.

Meeting in a public hearing on 20 October 2026, the Beverly Hills City Council examined amendments to the One Beverly Hills specific plan and its development agreement. By four votes to none, it directed staff to draft the corresponding resolution and ordinance. Nothing is settled yet: the hearing was continued to 10 November 2026, when councillors are expected to take a formal decision.

The project has come a long way. On 27 August 2026, the city’s Planning Commission split two votes to two on nightly rentals, which amounted to an unfavourable recommendation. It did, however, unanimously recommend the new medical uses planned for the development.

The rental programme would allow any owner of an apartment in the project to place their home in a pool managed by the Aman hotel, for stays of as little as one night. It does not concern 44 designated units: each owner could join or leave the pool at any time, but no more than 44 homes could be let on the same night.

All bookings would go through Aman, and no third-party rental platform would be able to list these homes. A rental monitoring plan would have to be approved by the city’s directors of planning and finance.

Why would Beverly Hills make an exception?

Since 2025, Beverly Hills has banned rentals of less than a year across the whole city, the kind booked on Airbnb or Vrbo. One Beverly Hills’ current approvals, for their part, set a minimum stay of 180 days, a condition specific to the project. The new programme would therefore be an exception, run by the hotel and monitored by the city.

19% in taxes, up to 20 million dollars a year

The proposed tax regime combines a 14% transient occupancy tax and a 5% city surcharge for stays of 1 to 30 nights; from 31 to 364 nights, a 19% city surcharge would apply on its own. Any stay of less than a year would thus be taxed at 19%, and Aman would also collect the business tax owed by owners.

How much would the city gain? During the meeting, City Manager Ryan Gohlich put forward an estimate of 10 to 20 million dollars a year, a figure that does not appear in the written report.

The same amendments, also subject to the 10 November vote, would open around 1,000 m² of medical facilities to the public, including outpatient surgery with no overnight hospital stays. They would occupy the basement and ground floor of the Promenade, the development’s service area, with no street frontage. The city would receive a share of their gross revenue, at a percentage yet to be set.

The project’s public art requirement, valued at 8.5 million dollars, could be met with around five permanent works, a rotating installation and a performance space in the botanical garden. The project’s environmental contribution, meanwhile, would rise to 3% and then 4% on certain sales.

At the junction of Wilshire Boulevard and Santa Monica Boulevard, the Aman Beverly Hills hotel will have 78 suites, an Aman Club and private Aman residences, designed by Kerry Hill Architects. Its opening is announced for 2028, like those of the Amanolu resort, the first Aman in the Maldives, and the future Aman in Singapore.

The One Beverly Hills development covers around 7 hectares, 4 of them gardens and open spaces designed by RIOS, to a master plan by Foster + Partners. It brings together two Aman residential towers, the renovated Beverly Hilton and a link to the Waldorf Astoria Beverly Hills. Developer Cain closed 4.3 billion dollars in financing on 23 March 2026, with Eldridge Industries, J.P. Morgan and VICI Properties.

Delivery will be phased from 2028. Residences will range from around 237 m² with two bedrooms to around 2,320 m² for the penthouses, and Dolce&Gabbana, Casa Tua Cucina and Los Mochis are the first brands announced.
