Sansiri Capital is the hotel investment arm of Sansiri, a Thai property developer listed in Bangkok and active for more than 40 years. The Lake Como EDITION is its first investment: the group presents the deal as the first step in a global luxury hospitality strategy.

Bain Capital and Omnam Group announced the sale in early September 2026, and it was completed in mid-October. Legally, the hotel belonged to a real estate fund managed on their behalf by Kryalos SGR. No price has been disclosed. Napat Thavisin, chief executive of Sansiri Capital, says the fund is targeting ultra-luxury hotels in major cities and in the most sought-after holiday destinations.

The hotel occupies the former Grand Hotel Britannia Excelsior, a 19th-century palace set along the western shore of the lake, facing the Bellagio promontory. Bain Capital and Omnam Group bought it at the end of 2021 and began work in April 2022: the number of rooms fell from nearly 300 to 148, a new building was added for the spa and the whole property earned LEED Gold environmental certification.

The architecture is by De.Tales and the interiors by the Neri&Hu studio. The 148 keys include suites, two penthouses and Villa Gina, a private nine-bedroom villa.

What does the sale change for guests?

On the surface, nothing: the EDITION brand stays and Marriott International continues to run the hotel under a management agreement. The Lake Como EDITION opened in two stages, with a soft opening in autumn 2025 followed by a grand opening in March 2026. It is a seasonal hotel.

It is also the 21st EDITION hotel in the world, Marriott’s luxury brand, whose portfolio also includes The Cape Town EDITION, its first hotel in Africa.

The signature restaurant, Cetino, is in the hands of Mauro Colagreco, chef of Mirazur, the three-Michelin-star restaurant in Menton: it is the chef’s first project in Italy. Renzo serves all day on a terrace above the lake, the floating pool has its own restaurant, and the Lobby Bar is the place for an aperitivo.

The floating pool and the beach club, hallmarks of the old Britannia Excelsior, were kept during the works. The new building houses The Longevity SPA, the second in Italy from The Longevity Suite brand: an indoor thermal pool, herbal sauna, hammam, cold plunge pools and seven treatment rooms. A Technogym gym completes the offer.
