The future hotel is tucked away in the countryside around Marrakech, around 40 minutes from the city’s ramparts according to the official page, updated in September 2026. The idea: enjoy the souks, food and crafts of the Red City by day, then sleep in peace, far from the bustle of the medina.

The buildings will blend into the farmland, with shapes inspired by the region’s farmhouses and walls in local stone and wood. Inside, the brand will display work by Moroccan and African artists, and an events space will double as a pop-up gallery for local makers.

The project is being developed with Sazanes Immobilier, a Marrakech-based luxury developer founded by the Chreky family, under a long-term agreement. A private residences project is also planned on the estate; details have yet to be revealed.

The hotel will open in two phases. According to Virgin Limited Edition’s press release of 23 March 2026, the first 22 suites will welcome guests in the first quarter of 2027, with the last 15 following in the first quarter of 2028, for a total of 37 keys.

The renders released by the brand show suites with beamed ceilings, four-poster beds, fireplaces and Berber rugs, plus a ground-floor suite with a terrace and a small plunge pool among the cacti. The brand warns, however, that the timetable may still change: for now, its official page simply invites visitors to “watch this space” for dates.

At the heart of the estate will lie a 40-hectare organic farm: citrus trees, olive groves, orchards and vegetable gardens. It will supply seasonal fruit and vegetables to three restaurants, a chef’s table where guests dine close to the kitchen, and a speakeasy-style bar, in the spirit of the hidden bars of the 1920s.

The press release does not yet name the chefs. Joe Margison, managing director of Virgin Hotels Collection, sums up the ambition: “Morocco has an incredible heritage of hospitality”, and the brand wants to bring its service there “with soul”.

A hammam and a 40-metre pool

For wellbeing, the hotel will have a traditional Moroccan hammam and a 40-metre pool, the centrepiece of the estate. To keep moving: tennis, padel, horse riding, yoga and Pilates. As at every Virgin Limited Edition address, a programme of cultural experiences will introduce guests to the region alongside its residents.

Marrakech already has some superb hotel pools: see our ranking of the most beautiful pools in Marrakech. In December 2026, the Amanjena resort is also hosting a wellness retreat led by Novak Djokovic.

It will be the brand’s second hotel in Morocco, after Kasbah Tamadot, at the foot of the Atlas: 42 rooms, riads, tents and suites, and three MICHELIN Keys, the guide’s award for hotels. The two addresses are an hour’s drive apart.

Virgin Limited Edition therefore has in mind a two-stage stay: the city and its countryside on one side, the silence of the mountains on the other. See the official Kasbah Tamadot website.

When can you book?

The March press release announced that bookings would open in September 2026. As of 18 October 2026, the hotel does not yet appear in the booking engine of the official website, and rates have not been published. To be kept informed, the brand offers a sign-up on its dedicated page.

In the meantime, our selection of the best hotels in Marrakech, from riads to palaces will help you plan your trip. Information on the official Virgin Limited Edition website.
