New resorts in the Maldives in 2027: six openings from Bulgari to Rosewood

Six new resorts have an announced opening date in the Maldives before the end of 2027, from IHG’s Vaagali, expected as early as late 2026, to the archipelago’s first Hyatt Regency. We have only included projects dated by the brand itself, backed by a press release or official website, and checked on 30 October 2026. Here they are, atoll by atoll: number of villas, what sets them apart and the journey from Malé.

South Malé Atoll: Vaagali leads the way

Vaagali Maldives, Vignette Collection · late 2026

It is first on the list: IHG has announced that Vaagali will open in late 2026, on the island of the same name, around thirty minutes by speedboat from Velana airport. The resort will have 52 beach and overwater villas, with one to three bedrooms, each with its own pool and yoga pavilion. IHG promises five restaurants, a 3,000 m² spa, a natural freshwater pool, padel courts, a kids’ club and underwater caves to explore. It will be the group’s sixth property in the Maldives and its second Vignette Collection, after Noku Maldives.

No online booking yet: on 30 October, IHG’s website offered no bookable listing for Vaagali, a sign that the exact date has not been set.

Rosewood Ranfaru · 2027

Also in South Malé Atoll, Rosewood Ranfaru will be the brand’s first address in the Maldives, spread across a string of private islands around a single lagoon. The official website lists 120 beach and overwater villas, with one to five bedrooms, all with a pool, and a few on their own island. Guests will arrive by a 10-minute seaplane flight or a 35-minute yacht ride. On the programme: an Asaya wellness space, a beach club, adults’ and family pools, padel and a kids’ club.

The date remains “2027”, with no month given, as in our 18 October article on Rosewood Ranfaru.

Around Malé, three openings in 2027

ONE BANYAN Amaraa Faru · March 2027

The Maldivian group Atmosphere Core has set March 2027 for the opening of its tenth resort in the archipelago, in Kaafu Atoll, 45 minutes by speedboat from the airport, with no seaplane needed. All 118 villas have a private pool: 100 to 164 m² on the beach, 117 m² over the water. There will be three speciality restaurants, including an Argentinian one and an overwater Japanese one, an ELE|NA Ayur spa with treatment rooms set over the water, and the in-house Holiday Plan, which includes meals, wellness and snorkelling.

Coco de Mer Maldives, Tapestry Collection by Hilton · June 2027

On 30 July 2026, Hilton announced Coco de Mer, 75 keys 25 minutes by speedboat from Malé, due to open in June 2027. It will be the first Tapestry Collection hotel in the Maldives, the group’s collection of independent hotels. The press release promises several restaurants, a wellness centre, a water sports centre and pickleball courts, without yet naming the island or the atoll.

Hyatt Regency Samarafushi · late 2027

The largest on the list: 130 villas, all with a private pool, on the beach, perched in the trees or over the water, in North Malé Atoll, around 25 minutes by speedboat. Hyatt is bringing its Hyatt Regency brand to the Maldives for the first time, with a beach club, a Japanese restaurant, a Regency Club lounge, a kids’ club, a dive centre and an eight-room spa. The opening is announced for late 2027, a date Hyatt has not updated since September 2024.

Raa, the atoll Bulgari chose

Further north, in Raa Atoll, Bvlgari Resort Ranfushi will open in 2027 on 20 hectares, becoming the tenth address in the collection. It will have just 54 keys: 33 beach villas with pools, 20 overwater villas and a Bvlgari Villa standing alone on its own island. As at every Bvlgari, the design is by ACPV Antonio Citterio Patricia Viel.

On the dining side, the house announces four restaurants: Il Ristorante, by Niko Romito, the Chinese Bao Li Xuan, the Japanese Hōseki and La Spiaggia, along with the Bvlgari Bar and the Bvlgari Spa. The transfer from Malé has not yet been specified. See where Ranfushi fits among all Bulgari openings up to 2030.

And Aman? See you in 2028

Long announced for 2027, Amanolu, the first Aman in the Maldives, will finally open in 2028, in Vaavu Atoll. It will bring together 52 keys and 16 five-bedroom residences, each on its own private island, as we reported in detail in September.

Seaplane or boat: what you need to know

Every stay begins at Velana International Airport, in Malé. Five of the six newcomers are less than 45 minutes by boat from the airport, so there is no waiting for a seaplane or a domestic flight; Rosewood will also offer a 10-minute seaplane transfer. The dry season, from December to April, remains the most sought after: for winter 2027-2028, watch for bookings to open as soon as precise dates are announced.
