Janu is Aman’s sister brand, created in 2020. After the Janu Residences in Dubai, Al Marjan Island is its first residential offering in Ras Al Khaimah, the neighbouring emirate. The project is led by Marjan, the island’s developer, and by Wynn Resorts. It brings together a hotel with 132 rooms and suites and a 29-storey residential tower, both designed by SCDA Architects.

The address is 50 minutes from Dubai International Airport, 35 minutes from Ras Al Khaimah’s airport and its private terminal, and 5 minutes from the emirate’s air taxi terminal.

The 73 residences range from one to five bedrooms, with floor areas of 197 to 1,096 m². They open onto the coastline through floor-to-ceiling windows and terraces. Some have a private pool and a double-height living room, and certain terraces reach a ceiling height of 7.8 m.

At the very top of the tower, a single duplex penthouse spreads five bedrooms over 1,761 m², the largest unit in the scheme. At the foot of the development, five Marina Villas line the island’s eastern shore, facing the Arabian Gulf.

They will also get private berthing access at the Wynn Marina, the island’s only superyacht marina, which takes vessels of up to 85 m. No private jetty has been announced for the Marina Villas: boats will be moored at this marina.

A 2,496 m² spa and six places to eat

Residents and hotel guests will share the Janu Spa and Wellness Centre, a 2,496 m² space. It will feature a banya (a Russian-style steam bath), a hammam, cryotherapy (cold treatments), a padel court and a gym.

On the dining side, the project includes six venues for eating and going out, among them the Chinese restaurant Hu Jing and a waterfront Beach Club.

When will Janu Al Marjan Island open?

Ground was broken in July 2026, as we reported in our article on the start of construction. Janu’s official website now announces an opening in 2028.

Its neighbour will be the Wynn Al Marjan Island integrated resort with casino, expected in 2027, which is also selling homes: its 1,110 m² Townhomes and two 1,460 m² apartments. Janu Tokyo, opened in March 2024, has been awarded two Michelin Keys; further addresses for the brand have been announced in Dubai, the Turks and Caicos Islands, Montenegro and Saudi Arabia. Aman Group counts 36 hotels, resorts and residences across 21 destinations.

Prices on request, viewings at the showroom

Aman has published no prices for these residences: rates are given on request, and viewings are by appointment at the Janu Al Marjan Island sales showroom. Owners will benefit from the Janu Private Office, which combines a 24-hour concierge, valet parking and residence management, along with preferential rates, priority bookings and upgrades at Janu and Aman hotels.
