Opened in the 1970s in the Río Real valley, east of Marbella’s centre, the Incosol was a pioneer of health tourism on the Costa del Sol. Its builder recalls that it welcomed Grace Kelly and Rainier of Monaco, Salvador Dalí, Michael Jackson and Princess Diana. Now owned by Ilanga Capital, the complex is changing both its name and its purpose.

The project keeps the 11-storey main building, as a tribute to its history. The two side wings will be demolished and rebuilt larger, and every space redone: in all, more than 40,000 m² of floor area on a plot of more than 53,000 m².

On 13 October 2026, SANJOSE Constructora announced that Ilanga Capital had awarded it the works. The project will be managed in BIM, a digital model shared by everyone on site, and is aiming for LEED Gold environmental certification. Work is due to start this autumn and last around 36 months, which puts the opening in the third quarter of 2029.

The timetable has slipped: the brand’s launch film announced an opening in 2026. Rates have not yet been published.

This is what truly sets the place apart. The clinic will cover 10,000 m² and will combine early diagnosis, personalised preventive medicine and long-term patient follow-up, supported by data analysis tools. The developer sums up the idea like this: medicine sits at the centre of the experience, and hospitality supports it for more precise diagnoses and longer follow-up.

The team is already in place: neurosurgeon Sonia Tejada Solís, a longevity specialist, heads the medical side and José María Castellano the scientific side, backed by an international scientific board. For comparison, see our seven European addresses where the hotel becomes a clinic.

The resort will have 140 rooms and suites in the main building plus 28 private residences or villas, whose owners will have access to a private club. Around them: a spa, pools, a gym and training areas, several restaurants, a rooftop bar with panoramic views, a spa bar, a business area and more than 30,000 m² of gardens. All the visuals released so far are renders.

Who will run the Oakmond?

No major hotel chain is involved: Oakmond is an in-house brand, created by Ilanga Capital, the fund of Pelayo Cortina Koplowitz, founder and executive chairman of Oakmond. Ilanga creates and then operates its own brands, such as OHAI Outdoor Living, over a 15 to 20-year horizon; Lisa Zakharka is its vice president of operations.

The programme rests on five pillars: nutrition, physical activity, beauty, emotional and cognitive balance, and sensory stimulation. An approach close to the Life Longevity brand launched by Minor Hotels in Asia.

On 15 September 2026, Ilanga Capital signed a 145 million euro construction loan with Real Estate at Goldman Sachs Alternatives. The fund is putting up the rest from its own equity, for a total investment of around 260 million euros, or more than 1.5 million euros per room or villa.
