The Mandarin Oriental, Miami hotel breaks ground on Brickell Key: 121 rooms, opening in 2030

Mandarin Oriental and Swire Properties have broken ground on their new Brickell Key project in Miami, whose 121-room hotel, billed as the brand’s future North American flagship, will open in 2030. It will rise on the site of the former Mandarin Oriental, which closed on 31 May 2025 and was imploded on 12 April 2026, in a tower it will share with private residences. A second, entirely residential tower will complete the development.

The first hotel, from 2000 to its 2026 implosion

The first Mandarin Oriental, Miami opened on Brickell Key in 2000, with 326 rooms and suites. It closed on 31 May 2025 and was demolished by controlled implosion on 12 April 2026, together with its car park. The new project rises on the same site. The groundbreaking ceremony brought together the leadership of Mandarin Oriental and Swire Properties over a dinner featuring talent from the Mandarin Oriental hotels in Tokyo, Costa Navarino, Bangkok, Shenzhen and Vienna. “This groundbreaking opens an exciting new chapter for Mandarin Oriental and marks our return to Brickell Key,” said Laurent Kleitman, the group’s chief executive.

The architecture has been entrusted to New York practice Kohn Pedersen Fox (KPF), the landscaping to Thai studio SHMA. The scheme pairs a 33-storey north tower with a 66-storey south tower, linked by a 100,000 sq ft amenity podium, roughly 9,300 m². For Swire Properties, it is the company’s first branded residences project anywhere in the world and its largest luxury residential development.

North tower: 121 rooms, 34 of them suites

The hotel will occupy the north tower, which it will share with 70 private residences and 28 turnkey Hotel Collection residences. Its 121 keys will include 34 suites, a Spa at Mandarin Oriental and several restaurants, among them a waterfront venue; their names have yet to be announced. Mandarin Oriental presents it as its future North American flagship. Rates have not yet been published and the hotel cannot be booked.

151 rooms announced in 2023, 121 today

When it was announced in July 2023, the project included a 151-room hotel with 60 suites, 61 private residences and 28 hotel residences. The hotel component has therefore lost 30 keys, 26 of them suites, while the 2026 project announces 298 private residences. In 2023, the hotel interiors were credited to Laura Gonzalez; the 2026 announcements entrust her with the north tower residences and do not name the hotel’s designer.

The podium linking the two towers will house the amenities: cascading pools, treatment cabanas and hot and cold plunge pools. The hotel will also have its own Spa at Mandarin Oriental. The visuals released by Swire Properties and Mandarin Oriental are renderings, as construction has only just begun.

Interior designer Laura Gonzalez is behind the interiors of the 70 private residences in the north tower. The entirely residential south tower holds 228 private residences fitted out by French designer Tristan Auer. In all, the project comprises 326 homes, namely 298 private residences and 28 Hotel Collection residences: exactly as many as the former hotel had rooms.

Over 1.7 billion dollars in sales

According to Swire Properties, residential sales exceed 1.7 billion dollars, including more than 620 million in 2026. Since the Signature Gallery opened in May 2026, the south tower has sold 80% of its units and the north tower 25%. The two crown penthouses went for 49.9 million dollars each, around 6,300 dollars per square foot, a record for mainland Miami. The remaining residences start at 4 million dollars in the north tower and 7 million in the south tower, marketed by Fortune Development Sales.

Mandarin Oriental has 16 residences in operation and 20 in the pipeline up to 2031, among them Kanai in the Riviera Maya, Puerto Rico, West Palm Beach and Grand Cayman, home to the upcoming Ocean House Residences.
