Silva Gigiri Hotel to open in Nairobi’s diplomatic district for $30 million

Gulf groups have long invested at home, in markets they knew inside out. That era is coming to an end. Gulf Hotels Group, Bahrain’s leading hotel operator, has just signed a memorandum of understanding for a $30 million project in Nairobi, in the Kenyan capital’s most strategic district.

An address chosen for its neighbours

The future Silva Gigiri Hotel & Residence will rise on United Nations Crescent, in the Gigiri district. The address is highly strategic: it is home to the United Nations’ African headquarters and a large proportion of the embassies present in Kenya.

The project’s positioning stems directly from this location. The plans include a conference centre tailored for diplomatic and corporate events, shared workspaces for executives, several restaurants and a spa run by an international operator. The group is not targeting leisure travellers but institutional clients, who stay for several weeks and fill meeting rooms.

A hotel and residences combined

The project blends two models under one roof. Across approximately 250 units, there will be classic hotel rooms, as well as studios, one- and two-bedroom residences, and high-end penthouses.

This hybrid format has become the norm in diplomatic and business markets. It accommodates both transient travellers and international civil servants on long-term missions, while providing the developer with a share of real estate revenue that secures the financial structure.

A Bahraini group’s second step in East Africa

Gulf Hotels Group is no stranger to the region. The Silva Gigiri will be its second management contract in East Africa, following the Ocean Paradise Resort it operates in Zanzibar.

The progression is methodical: an initial seaside property to gain experience in the Tanzanian market, followed by a significantly more complex urban project in a regional capital. For a group whose portfolio remains largely concentrated in Bahrain, this represents a change of scale.

An international brand yet to be found

One point remains open, and it is not minor. The signed memorandum is an agreement in principle: the two partners are now working to secure affiliation with a globally recognised hotel brand and to finalise the definitive management and franchise agreements.

In other words, the name that will appear on the facade is not yet known. This is a standard step in this type of arrangement, but it is highly influential: pricing positioning, access to international reservation systems and a major group’s loyalty programme weigh heavily on the profitability of a business hotel.
