The Marais is set to welcome a new hotel, and the planning files are now public. On 8 July 2026, the City of Paris granted the amended planning permit authorising the conversion of a building at 38 Rue des Blancs-Manteaux, in the 4th arrondissement, into a hotel. The project involves a change of use for 1,850 square metres and outlines plans to increase the room count compared to the initial scheme. Behind the applicant company is Morgane Sézalory, founder of the fashion brand Sézane, who is involved here in a personal capacity.

A permit filed in 2022, an amendment granted on 8 July 2026

The project is not entirely new. The initial building permit, referenced as PC 075 104 22 V0033, was filed on 20 December 2022 and received approval on 30 January 2024. It authorises the change of use of existing office, retail and residential spaces into retail and hotel accommodation, along with alterations to the exterior facade, for a ground-plus-three-storey building set over two basement levels. The figures in the planning file are precise: 1,850 sq m will undergo a change of use, 85 sq m will be created, and 241 sq m will be demolished.

A second application followed. The amended permit PC 075 104 22 V0033 M01, filed on 17 April 2025, was approved on 8 July 2026 with a positive decision subject to conditions. Its purpose is explicit: to increase the hotel’s room count through internal layout restructuring and the conversion of a portion of the retail space. It also modifies the schedule of areas, the facades and roofs, the structural layout, internal circulation, the demolition programme, and relocates an access point to the courtyard. In other words, the developer scaled up the project along the way and successfully secured approval.

A personal company, not the Sézane brand

It is a crucial distinction, and one that is easily verifiable. The permit applicant is the property investment company (SCI) du 38 rue des Blancs-Manteaux, registered since 28 June 2019, with its registered office at 3 rue du Colonel Moll, in the 17th arrondissement. Its fully liable partner is Groupe Poétique, a company established on 1 January 2022 at the same address, with Pierre Zerouali serving as Managing Director. Groupe Poétique is chaired by the company Sens, registered on 18 September 2025, of which Morgane Sézalory is the manager and fully liable partner.

The connection is therefore direct, but it operates through a personal wealth vehicle rather than the ready-to-wear fashion house itself. Nothing in the public registries links this project to the company operating the Sézane brand, and the brand has made no communication on the matter. Calling this a “Sézane hotel” would be stretching the facts beyond what the documents state. The precise description is that a brand founder is investing in a Parisian hotel asset, just as other industry leaders have done before her.

Les Blancs-Manteaux, a street bypassed until now by the hotel industry

Rue des Blancs-Manteaux runs from east to west through the Marais, between Rue Vieille-du-Temple and Rue des Archives, just minutes from the Centre Pompidou and Place des Vosges. It owes its name to the Saint-Guillaume hermits, who settled there in the 13th century wearing white cloaks, and whose former church still stands at number 12. The street has retained its fabric of independent boutiques, workshops and historic buildings, without the hotel density found on Rue de Rivoli or around the Hôtel Ville.

This is precisely what makes the location so compelling. The 4th arrondissement has very few hotels with more than forty rooms, and almost no single-owner buildings of 1,850 sq m available for purchase. Converting a complex of offices and shops into hotel accommodation requires addressing flow, fire safety and accessibility within a protected heritage structure, which explains the three and a half years that elapsed between the initial filing and the approval of the amendment.

What we do not yet know

The list of unknowns remains long, and transparency is key. No brand name has been publicly registered, no opening date has been announced, no final room count appears in the accessible documents, and no pricing structure exists. The amended permit notes an increase in the number of rooms without specifying a total. Furthermore, no third-party hotel operator has appeared in the registries; at this stage, the project seems to be managed internally. We will update this article as soon as any of these details are made public.

Our Take

This location says a great deal about Parisian hospitality in 2026. Major groups have very little left to acquire in the Marais, leaving outside investors, often from the fashion or restaurant sectors, to snap up properties one by one. The format outlined in the files, a mid-sized building across four storeys with ground-floor retail, is exactly what the neighbourhood can absorb. Yet one question remains unanswered by the permit: will a hotel backed by a brand founder stand on its own without the brand, or will it ultimately adopt its aesthetic codes? The answer will eventually be written on the facade, which remains unchanged for now.
