Luxor and Aswan: the Nile palaces reborn
Mandarin Oriental Winter Palace, Luxor
Built in 1886 facing the Nile, near Luxor Temple, the Winter Palace welcomed royalty and aristocracy each winter. Agatha Christie and Winston Churchill stayed here, and Howard Carter announced the discovery of Tutankhamun’s tomb here. Closed in early 2026 for a full restoration, it will reopen as the Mandarin Oriental Winter Palace, Luxor, with six restaurants and bars, event rooms and a spa set in its gardens.
Its date has slipped: the press release of 11 February 2026 announced July 2027, while the official page now shows winter 2027. Neither the number of rooms nor the rates have been published. We covered this change of brand in our article on Mandarin Oriental’s two Nile palaces.
Old Cataract, Aswan, open during the works
Built in 1899 by Thomas Cook on a pink granite cliff facing Elephantine Island, the Old Cataract is the hotel where Agatha Christie found the inspiration for Death on the Nile. Run by Mandarin Oriental since May 2026, it remains open in the historic Palace, with 35 rooms and suites, the Saraya restaurant, its terrace for afternoon tea and its infinity pool above the Nile. The Nile Wing is being renovated: the whole property is due to be completed in July 2027 and will take the name Mandarin Oriental Old Cataract, Aswan, with six restaurants and bars and a spa.
It is the only hotel on this list you can book right now. Price checked on 30 October 2026 on the official booking engine: 796 US dollars a night before taxes in a 45 m² Palace Garden View Room, for two, breakfast included, on the “Plan Ahead” advance rate, night of 19 to 20 November 2026; 995 dollars on the standard rate. For January and February 2027, the engine offered only the signature suites, from 6,728 dollars a night.
Four Seasons Hotel Luxor, 200 rooms facing the Nile

Just south of Luxor Temple, Four Seasons is announcing for 2027 200 rooms and suites, all facing the Nile, the Valley of the Kings and the Valley of the Queens on the opposite bank. The architecture is by WATG and the interiors by Wimberly Interiors, with several pools and a spa. The developer is Talaat Moustafa Group, already a Four Seasons partner in Cairo, Alexandria and Sharm El Sheikh. Rates not yet published.
Between the two cities, Mandarin Oriental is also preparing its first Nile cruise, of three, four or seven nights, but the boat is still on the drawing board and no date has been given. Four Seasons, for its part, has detailed its Egyptian projects among its 13 hotels expected in 2027.
Cairo: the Shepheard, Nobu and Four Seasons
Mandarin Oriental Shepheard, the return of an 1841 hotel
The Shepheard first opened its doors in 1841 and remains a Cairo landmark. On the east bank of the Nile, right in the city centre, it will become Cairo’s first Mandarin Oriental, in 2027, according to the group’s February 2026 press release. The project announced in 2022 includes 188 rooms and 88 suites, many with balconies over the Nile and Gezira Island, five restaurants and bars including a rooftop restaurant, a rooftop ballroom, an eight-room spa, an indoor pool and a rooftop pool. Paris-based designer Sybille de Margerie is behind the interiors. Rates not yet published.
Four Seasons New Cairo Capital at Madinaty, a 185-hectare park

In Madinaty, a new town east of Cairo, this is the largest project on the list: 346 rooms and suites, 107 villas and 80 residences designed by Pierre-Yves Rochon, set in 185 hectares of parkland. The villas, from 721 to 1,847 m², each have their own pool, and a stand-alone spa is planned. Opening announced for 2027, rates not yet published.
Nobu Hotel New Cairo, more than 50 rooms from early 2027
In the Eastown district of New Cairo, developer SODIC first launched the Nobu restaurant (300 covers, a limestone sushi bar, a cigar lounge). The hotel is due to follow in early 2027: more than 50 rooms and suites across 6,385 m², with a pool, spa and gym, in a project by architecture firm Rockwell Group. Rates not yet published.
Giza, rooms with a view of the pyramids
Sofitel Legend Pyramids Giza, 500 m from the Grand Egyptian Museum
The Grand Egyptian Museum opened on 1 November 2025; 500 metres away, Accor and the Abu Dhabi Tourism Investment Company (ADTIC) fund are building a Sofitel Legend with 303 rooms and suites, most with pyramid views. On the programme: a spa, infinity pools, an all-day restaurant and three speciality restaurants. It will be Egypt’s second Sofitel Legend.
Announced for late 2027 when the deal was signed in November 2024, the project is now targeting completion of works in the first quarter of 2027 and a phased opening in the third quarter, according to ADTIC and Accor. Rates not yet published.
The Ritz-Carlton, Cairo Palm Hills, between golf and pyramids
West of Cairo, in the residential district of Palm Hills, Marriott and Palm Hills Developments are announcing for 2027 150 rooms and 50 serviced apartments, five restaurants and bars, a spa, a pool and a kids’ club. The hotel will look out over the pyramids of Giza and the Palm Hills golf course, about twenty minutes’ drive from the pyramids and the Grand Egyptian Museum. Rates not yet published.
Red Sea: Sharm El Sheikh bets on Hilton
On Egypt’s Red Sea coast, the only project dated by a major group for 2027 is in Naama Bay, in Sharm El Sheikh: a Curio Collection by Hilton hotel, the group’s collection of hotels with strong character, with 165 rooms, five restaurants and bars and outdoor pools. The date comes from the Egyptian plan Hilton presented in December 2024; rates not yet published.
Beware of mix-ups: the big luxury “Red Sea” resorts opened in 2026, such as Six Senses AMAALA or Raffles The Red Sea, are on the Saudi shore, not in Egypt.
These announced projects have no date yet
We have left out hotels announced without an opening date. This is the case for the nine projects signed by Marriott in July 2026 with Misr Italia and People & Places, including a 170-room Ritz-Carlton in Ras El Hekma, on the Mediterranean coast, and an Autograph Collection hotel in Kai Sokhna, on the Red Sea. The same caution applies to the Mandarin Oriental Nile cruise. We will update this list with every dated announcement.
