The seaside hospitality sector on the American East Coast is changing hands. Ascendant Capital Partners, a Los Angeles-based investor, has acquired a portfolio of eight hotels totalling 965 rooms from Coastal Hospitality, spread across Virginia Beach (Virginia) and the Outer Banks (North Carolina). The deal, announced in early July 2026 and orchestrated by CBRE Hotels, is accompanied by an extensive renovation programme, with Schulte Hospitality Group at the helm of operations.

An acquisition reshaping the coastal hotel landscape

For Ascendant, the deal illustrates a conviction: the American East Coast seaside sector remains one of the most resilient segments of the market. Seven of the eight properties overlook the ocean directly, with balconies and views for the majority of rooms · a rare asset profile on this scale. The transaction was advised by CBRE Hotels, acting as both the seller’s representative and financial advisor to the buyer.

The scope covers six hotels in Virginia Beach and two in the Outer Banks:

  • Fairfield by Marriott Inn & Suites Virginia Beach Oceanfront
  • Holiday Inn VA Beach-Oceanside
  • Holiday Inn Express & Suites VA Beach Oceanfront
  • Holiday Inn Express Nags Head Oceanfront (Outer Banks)
  • Holiday Inn Express Kitty Hawk (Outer Banks)

Affiliation with Marriott and IHG systems provides the portfolio with a solid distribution and loyalty base, which Ascendant intends to capitalise on through capital and operational renovations designed to move the assets upmarket.

The end of an era: the Coastal Hospitality legacy

The seller is no stranger: this portfolio was built over several decades by Thomas J. Lyons Jr., founder of Coastal Hospitality, a pioneering developer widely credited with transforming the Virginia Beach oceanfront into a national hotel destination. Its sale marks the end of a family entrepreneurial cycle · and the passing of the torch to institutional private equity.

Schulte at the helm

Management of the eight properties goes to Schulte Hospitality Group, a Louisville (Kentucky) operator already partnered with Ascendant. Its leader Darryl Schulte mentions “assets with solid fundamentals and significant growth potential” · the typical roadmap for a repositioning strategy through renovation and optimised operations.

Our take

This deal confirms an underlying trend across the Atlantic: the consolidation of mid-to-upscale seaside hospitality by private equity platforms, which are betting on the rarity of oceanfront locations and the power of major brands to create value. For Virginia Beach and the Outer Banks, the arrival of an institutional investor with a renovation programme is good news: it should push the offering upmarket in two markets with strong domestic demand.
