A 1989 four-star aiming for the fifth star
Set fifty metres from a private pebble beach, a kilometre and a half from the village of Molyvos, the Aphrodite Hotel has held one of the finest positions on the north-west coast of Lesvos since 1989. Fifty rooms, a pool lined with palms, a seaside taverna, a bar, saunas and a tennis court: the four-star rating matches what it offers today.
Its owner, the company Dimitrios Vatis A.E., has filed a project to move it to five stars and to take its capacity from 100 beds in operation to 138, spread across 56 rooms. The gap with its current licence, which allows 102, is therefore 36 beds.
What the works actually involve
This is what sets the file apart from most Greek hotel announcements this summer. The project does not rest on a built extension but on an internal restructuring. It means taking down partitions, reconfiguring the rooms to obtain larger ones and more of them, then bringing the whole up to the standards expected of a five-star.
The programme details an energy retrofit, replacement of window frames, a rework of the reception and the restaurant, the addition of individual pools, the conversion of the tennis court into a padel court, an enlarged car park, new lighting, a fitness area and modernised mechanical and thermal systems. The works are planned during the seasonal closures, between October and April, so as not to cut into the trading seasons.
Where the file actually stands
Precision matters here, because announcements of this kind often circulate before they are secured. The environmental impact study has been filed with the Ministry of Environment and Energy, but the project does not yet hold its new environmental approval. It is entering public consultation, a compulsory step before permits are issued. The investment amount has not been disclosed.
Put plainly, the fifth star is not granted: it is requested. That is the difference between a filed project and a site under way, and it is worth restating whenever timelines are discussed.
Lesvos, the island missing from the Greek luxury map
The interest of this file goes beyond a single hotel. Lesvos is Greece’s third largest island, it holds a petrified forest listed as world heritage, natural hot springs at Eftalou four kilometres from the hotel, and a medieval village, Molyvos, crowned by its Genoese fortress. Yet it has almost no five-star address, while the Cyclades and the Dodecanese count them in dozens.
A property rated at the top of the scale on the north-west coast would change how the island reads to upmarket tour operators. That is what this file is playing for, rather more than the thirty-eight extra beds.
