The Casa Verbena Madrid hotel opens bookings on 4 November: Outset Collection arrives in Europe with 45 rooms

Hilton is bringing its youngest collection into Europe through a shopping street in Madrid. Casa Verbena Madrid, Outset Collection by Hilton, takes bookings from 4 November 2026 at 44 Calle de Preciados, with 45 rooms spread over seven floors. It is the brand’s first address outside North America, and the first European test of a model designed for independent hoteliers.

Bookable from 4 November 2026

The deal was announced on 16 September 2026: Hilton signed a franchise agreement with the Madrid company Arte Hoteles for the first Outset Collection address in Europe, the Middle East and Africa. The listing published by the group opens bookings from 4 November 2026, with check-in at 3 pm and check-out at noon.

The hotel announces no fine-dining restaurant, no spa and no pool. The listing mentions a lounge and a buffet breakfast, a concierge, non-smoking rooms and Wi-Fi, with pets not allowed. The plainness of that list says enough about the format: a neighbourhood house, not a conference machine.

45 rooms at 44 Calle de Preciados

Preciados is the pedestrian axis linking Gran Vía to Puerta del Sol, one of the busiest shopping streets in Spain. From number 44, the Teatro Real is 300 metres away, Gran Vía and Puerta del Sol 500 metres, the Mercado de San Miguel and Plaza Mayor 600 metres, the Royal Palace 700 metres. Adolfo Suárez Madrid-Barajas airport is a twenty-five minute drive.

The four room categories published by Hilton are named Deluxe, Superior, Premium and Junior Suite. The official images show papered walls, bed canopies, tufted headboards and, on the upper floors, private terraces paved in black and white chequerboard looking over the tiled roofs of the old centre.

Outset Collection, Hilton’s 25th brand

Outset Collection was launched on 6 October 2025. It was then Hilton’s 25th brand and the eighth in its lifestyle portfolio, with more than sixty hotels already in development and an announced potential of more than five hundred addresses for the United States and Canada alone. The group now counts twenty-eight brands, for more than 9,400 hotels and nearly 1.4 million rooms in 144 countries and territories.

The principle is that of a conversion collection: an independent hotel keeps its name, its decor and its character, and gains the group’s distribution along with access to more than 260 million Hilton Honors members. The brand deliberately targets addresses that look nothing alike, from the adventure basecamp to the urban boutique.

The collection’s first hotel, Slackline Moab, opened in Utah in late November 2025 with 138 rooms, at the gates of Arches and Canyonlands, followed by the ACME Hotel Chicago in December. On 21 September 2026, the brand’s North American page listed nine addresses, five already bookable and four announced for November and December 2026.

The First One behind Casa Verbena

Casa Verbena is not a new build. The address and telephone number published by Hilton are those of The First One Madrid Preciados, a hotel Arte Hoteles already runs at number 44, and the photographs posted by the group still show towels embroidered with that name. Everything therefore points to the conversion of a working house rather than a new build, which would explain the speed of the timetable. Hilton does not mention it.

Arte Hoteles also runs the Mirador de Chamartín, the Pinar Plaza and two The Oliver residences, in Pozuelo and Aravaca. Its managing director, Álvaro Mazaheri, presents the deal as pairing local expertise with a global platform. At The First One, published rates start at 154 euros a night for a Deluxe room and 201 euros for a Junior Suite, checked on 21 September 2026.

What Hilton is playing for in Spain

Spain has become one of the most contested markets in European hospitality, and Hilton is advancing there on several brands at once. Casa Verbena joins a Spanish portfolio that has just welcomed the Hotel Palacio Bellas Artes San Sebastian, Curio Collection by Hilton, and is waiting for the DoubleTree by Hilton Madrid Principe de Vergara and the Cuber House Valencia, Curio Collection by Hilton.

Simon Vincent, president of the group’s Europe, Middle East and Africa region, reads it as a sign of demand for distinctive stays and stresses the flexibility left to owners. In plain terms: Outset takes houses that are smaller and less standardised than Curio or Tapestry, and therefore far more numerous to convert.

Our view on this European debut

Forty-five rooms, a lounge, a breakfast and rooftop terraces: Casa Verbena will not redraw the map of luxury in Madrid, where Nobu, EDITION and Mandarin Oriental already fight for the spotlight. The interest of this signing lies elsewhere, in showing that a brand born to convert American independents can work on a European pedestrian street, at an entry price that remains that of a city-centre four-star.

One question will decide what follows: what Hilton really adds to a house that was already running. The group is betting that distribution and Hilton Honors will fill the 45 rooms better than the hotel’s own website. We have not yet stayed at this address, and we will go and see it after the opening.
