East Paris continues its move upmarket. At the heart of Golf Paris Val d’Europe, on the doorstep of Disneyland Paris, a future 5-star hotel has just been unveiled by Pulsim, Xavier Alvarez’s real estate family office. Its development has been entrusted to ADIM Paris Île-de-France (Vinci Construction group), with an opening envisaged by 2030. This would be the third 5-star hotel in the Disneyland Paris destination, an area that already welcomes nearly 16 million visitors annually.
A Future 5-Star Hotel in a 7-Hectare Setting
The project is ambitious. The establishment will feature nearly 22,000 m² of floor area within a 7-hectare landscaped estate, acquired by Pulsim at the end of 2025, right within the golf course. Conceived as a serene interlude between nature and refined living, it targets a French and international clientele seeking premium experiences, with a clear promise: luxury, well-being, and high-end hospitality in a verdant setting. According to the initial architect’s renderings, the hotel blends classic white stone facades, mansard roofs, and contemporary glazed wings opening onto a water feature.

Pulsim, Vinci, and an International Operator: A Trio to Secure the Project
Behind the announcement lies a robust framework. Pulsim is spearheading the investment, ADIM Paris Île-de-France (Vinci Construction group) is handling the construction as part of a real estate development contract, and operations will be managed by a leading international hotel brand, as yet undisclosed. Furthermore, the project benefits from a building permit that is already free from any appeals, ensuring legal security. “This project perfectly illustrates Pulsim’s expertise: identifying rare opportunities, surrounding ourselves with the best partners, and envisioning destinations that create long-term value,” summarises Xavier Alvarez, President of Pulsim.

The Bet on an Upscale Disneyland Paris Destination
Beyond the building itself, this project speaks volumes about the sector’s trajectory. Val d’Europe and the Disneyland Paris area, long associated with family-friendly and mid-range accommodation, are now attracting capital in search of premium establishments. The arrival of a third 5-star hotel confirms the premiumisation of a region driven by a massive and consistent tourist flow. The timeline remains a factor, however, with construction set to begin in 2027 and an opening targeted for 2030, patience will be required before assessing the finished product.
