Seven months after reopening, one of northern Wales’s most notable boutique hotels is already changing hands. The Tall Trees Hotel, a five-bedroom four-star property near Amlwch on the rugged coastline of the Isle of Anglesey, has been put on the market for £950,000, following two years of works and over £500,000 invested by its owner, who states they are parting with it “with a heavy heart” to focus on other business interests.

Two years of works, £500,000

The property underwent a complete overhaul over twenty-four months. Each bedroom has been redesigned, featuring upholstered headboards, patterned wallpapers and contemporary furniture that breaks with the style of coastal inns. The owner chose to work almost exclusively with craftsmen and businesses from the island, a deliberate choice that turned the renovation into a local project as much as an investment.

The estate includes a bar open to locals and guests alike, a 24-cover restaurant, a residents-only lounge, an annex, a mobile home, owner’s accommodation and extensive landscaped grounds with a water feature and pergola. Agents Sidney Phillips highlight potential development opportunities: lodges within the grounds, or converting the owner’s accommodation into a holiday let.

Anglesey: a coastline in demand

Amlwch, a former copper port in the north of the island, borders the Anglesey Coastal Path and its secluded coves. Since the pandemic, the island has benefited from a resurgence in British clientele, drawn by its beaches and its proximity to Manchester and Liverpool, less than a two-hour drive away. The vendor highlights an average occupancy rate of 90% since March, a high figure for a small establishment on a coastline still relatively lacking in boutique hospitality.

The asking price, at under one million pounds for a turnkey operation, targets independent investors and hoteliers rather than large groups. By the standards of La Revue des Hôtels, the address remains modest; above all, it illustrates the vitality of the market for small renovated properties in the British countryside, where value is created through the project rather than the location.

Our perspective

Selling seven months after reopening is never a neutral signal, even when occupancy targets are met. Here, the stated motivation is personal, and the dossier has plenty to reassure buyers: works completed, business launched, land ready for development. It now remains to find a buyer ready to settle on the north coast of Anglesey, far from Wales’s traditional tourist trails.
