Queenstown can be visited from a hotel, but it is best lived in a villa. Between the shore of Lake Wakatipu, the hillside of MacKinnon Terrace and the farmland of Glenorchy, the alpine town of the South Island rents whole houses with five-star service. Rosewood Matakauri, the 405 sq m villa
Set on the shore of Lake Wakatipu, at Farrycroft Row, the lodge lines up suites and two sizes of villa. The Matakauri Four Bedroom Villa covers 405 sq m with four bedrooms, a large living and dining room with an open fire, a full kitchen, an infinity-edge jacuzzi and a sheltered courtyard. The Lake View Two Bedroom Villa offers 250 sq m and two ensuite bedrooms turned towards the peaks.
The rest of the house matches that level: a newly renovated heated outdoor pool, an outdoor sauna, plunge pools, a spa set at the edge of the pines and a fitness centre. Azur Lodge, nine 79 sq m villas
Perched on a wooded hilltop, the lodge states five minutes from central Queenstown and twenty from the airport. Its nine identical one-bedroom villas each measure 79 sq m of open-plan living, with a private deck, a gas fireplace, underfloor heating and a bathtub set into a bay window facing the lake. Beds come as a king or as twins.
Service comes to the villa: dinner served in your own lounge, in-villa massage, nightly turndown, a minibar stocked with local beers and ciders. The property can also be taken exclusively, its nine villas and main lodge sleeping up to twenty-one guests. Rates are given on request. Recommended for a couple who want the view without hotel life.
Blanket Bay, the villa at Glenorchy
At the northern end of Lake Whakatipu, the lodge states a forty-minute drive from Queenstown and fifty-five from the airport. Its villa, built above the lodge and the chalets, spreads a 1,000 sq m footprint around four king suites, each with bathroom, sitting area, kitchenette and open fireplace. The grand lounge, the bar and the commercial kitchen are shared.
Outside, private terraces, a fire pit and hot tubs look towards the Humboldt and Thomson ranges. You can book one suite, two, or the whole villa. Expect 11,900 New Zealand dollars a night for two to four guests from 1 May to 30 September, and 18,900 for four to eight, breakfast, pre-dinner cocktails and dinner included (rates recorded on 21 September 2026).
The Residence by Eichardt’s, three bedrooms
The Eichardt’s town house is rented whole. It holds three large bedrooms with split king beds over three levels, a ten-minute walk from the historic hotel on Marine Parade. Its elevated position looks over Queenstown Bay, the Queenstown Gardens and The Remarkables range.
The master suite takes the top floor, with a gas fire, floor-to-ceiling windows and a private balcony; the lower floor suite and the main living area have their own balconies too. Villa del Lago, on the Frankton lakefront
At 249 Frankton Road, between the town centre and the airport, the property offers eight villa formats, from one to three bedrooms, on the lakefront or just behind it. Each one has a lounge with a real-flame gas fire, a full kitchen, a laundry and a balcony or terrace facing Lake Wakatipu and The Remarkables.
The detail that counts in the southern winter: ski lockers, drying facilities and free parking. Public rates start at 448 New Zealand dollars a night for one bedroom and 828 for three bedrooms (recorded on 21 September 2026). Recommended for a family who want to cook and stay independent.
The Rees, the 164 sq m residence
The residences of The Rees occupy an absolute lakefront plot with their own gated access. The Lakeside Residence spreads 164 sq m over two levels, with three ensuite bedrooms, a two-car garage and a sheltered outdoor jacuzzi looking towards The Remarkables and the lake. It is listed from 2,950 New Zealand dollars a night for two guests.
Next door, the Lakeside Three Bedroom Villa sleeps six in three bedrooms and three bathrooms, with two terraces and a jacuzzi, from 2,250 dollars (rates recorded on 21 September 2026). The whole estate is run as a five-star hotel, with a dedicated adviser, the Luxury Travel Curator.
Hulbert House, the 1887 Victorian villa
At 68 Ballarat Street, this 1887 Victorian villa has been restored into a high-end guest house. It holds only eight rooms, including the grand Firth and three lake view rooms, which lets the team host every guest personally. The verandah looks over the town and the peaks, a short walk above the centre.
The rate includes evening canapés and drinks along with baked treats served all day. The house can also be taken exclusively, under the name Your Exclusive Home, for a family or a small group. Prices are given on request. Recommended for anyone after a house with character rather than a contemporary pavilion.
Millbrook, the Luxury Retreats of Arrowtown
At Arrowtown, north-east of Queenstown, the Millbrook estate rents whole houses along its championship course. The Luxury Retreats have four bedrooms or more, at least three bathrooms, and sleep six to ten guests. The estate counts more than 160 keys in all, which brings resort service to guests housed as if at home.
On site: an award-winning day spa, a health and fitness centre, several restaurants and the course that hosts the New Zealand Open. This is the format for tribes and golf trips, twenty minutes by car from the lake shore. Rates are given on request.

The South Island and its reversed seasons
Queenstown sits at the north-eastern corner of Lake Wakatipu, on New Zealand’s South Island, 310 metres above sea level at the foot of The Remarkables. The calendar is the exact opposite of the northern one: the southern summer runs from December to February, autumn from March to May, winter from June to August. A trip planned for the European school holidays in July therefore lands in the depth of the New Zealand winter, with short days, snow on the peaks and a lake at 8 degrees.
That inversion is the whole point of the destination. The Coronet Peak and Remarkables ski fields open in June and close in early October, when Europe is in flip-flops. For hiking, cycling and long bright evenings, aim instead for December, January and February. March and April strike a balance: autumn colour on the poplars of Arrowtown, quiet roads and softer rates than at the height of summer.
Getting there from Europe, 24 hours away
No airline flies from Europe to New Zealand without a stop. The usual routing goes through a Gulf or Asian hub, then through Auckland, Christchurch, Sydney or Melbourne, before a final leg to Queenstown International Airport. Allow a full day of travel, baggage included.
The last legs are short: 1 hr 45 from Auckland, 45 minutes from Christchurch, 1 hr 20 from Wellington and 3 hours from Sydney. Once there, a car remains the simplest way to reach the villas: five minutes to Azur Lodge, about twenty to Arrowtown, forty to Glenorchy and Blanket Bay on a sealed road that follows the lake.
