In December 2026 Cancún gains a 500-room resort that plays an unusual tune for the Grand Hyatt brand. Grand Hyatt Cancun Beach Resort will open as a fully all-inclusive property, with 14 food and beverage outlets, nine pools and a spa built around a temazcal, inside the gated marina of Puerto Cancún. Hyatt Hotels Corporation made the announcement on 15 September 2026, without giving a precise date within the month.

Puerto Cancun, private marina and golf nearby
The resort is not settling into Cancún’s historic hotel zone, that strip of sand crowded with signage which made the destination famous. It stands in the heart of Puerto Cancún, a gated waterfront residential community, with direct access to the marina, a golf course within immediate reach and a cluster of shops and restaurants. Hyatt describes the site through its in-house idea of a destination within a destination.
The hotel zone and the region’s major attractions remain within reach, and the international airport is about twenty-five minutes away by road. From the marina, the resort promises sailing and yacht outings, and excursions to the coral reefs, cenotes and archaeological sites of the Yucatán.
500 rooms, 47 suites, private terraces
The 500 guestrooms include 47 suites and all come with a private terrace opening onto the sea or the marina. Select suites get their own pool, while Grand Club rooms open the door to the lounge of the same name, with continental breakfast, late-afternoon cocktails and dedicated service. The layout seeks continuity between indoor and outdoor living, a sensible choice under the Yucatán climate.
The local anchoring runs through art. At the entrance, an installation by artist Teresa Solar greets arrivals, and tiles designed by Mexican artist and designer María Pizarro appear across several areas of the resort. The group presents these interventions as the signature of the place rather than as decoration.

14 tables, from omakase to Thierry Blouet
Dining is where the resort invests the most. Fourteen food and beverage outlets are announced, a figure that goes well beyond the norm for a beachfront all-inclusive. Quattro is devoted to northern Italian cooking, Fiera San to sushi and omakase, Kaab to international breakfast, buffet and lunch service.
Bistrot Cigalette is signed by chef Thierry Blouet, a figure of French gastronomy in Mexico, while Chacho and Los Fuegos del Sur draw on Argentine and Uruguayan traditions. Around them, a constellation of more relaxed addresses completes the line-up: Mona Limona, Leonora’s Boulevardier Bar & Terraza, the Saká pool bar, Grand Café & Market, Fiera Tacos and Paradiso, turned towards street food and grilled favourites.

Nine pools, a temazcal and a beach club
Wellbeing is entrusted to the Ritua Sanctuary Spa, conceived around local traditions. It will hold a temazcal, the Mesoamerican steam bath, outdoor relaxation areas, a hammock lounge and a fully equipped fitness centre, with a treatment menu the house announces as a first for the all-inclusive scene in Cancún.
Water takes up the rest of the ground: nine multi-level outdoor pools, including an adults-only pool, an infinity pool and the beach club pool. The private beach club brings together its own pool, its restaurant and a spread of water activities, from snorkelling to diving, kayaking, windsurfing and paddleboarding. Families get a dedicated Grand Kids Club.

What this all-inclusive really covers
All-inclusive in Cancún was built on a simple equation: a wristband, a buffet, open bars and one price. What Hyatt proposes here follows another logic, that of a classic-brand resort applying the formula to an offering designed as upscale from the start, with à la carte tables rather than a central buffet, a named chef, a club lounge on its own floor and a spa that goes beyond poolside massages.
The difference also shows in what the resort hosts alongside holidaymakers: about 2,800 sq m of meeting space on a single level, a Great Ballroom dividable into eight sections, two breakout rooms and a boardroom. Few Mexican all-inclusive resorts aim at that segment. At this stage, Hyatt speaks of a fully all-inclusive formula without publishing the detail of what the rate covers, specialty restaurants and water activities included.
The Mexican calendar is busy. Kimpton Tres Rios opened on 22 September 2026 in the Riviera Maya, with 355 all-inclusive suites set inside a nature reserve, and it illustrates the same shift: brands from urban or lifestyle hospitality taking over a format long left to specialists. Our take
Fourteen restaurants for 500 rooms is a city-hotel ratio more than a beach resort one, and that is the real signal of this project. If Hyatt keeps that promise, Grand Hyatt Cancun Beach Resort will not be one more all-inclusive but a full-scale test: that of an all-inclusive where guests choose, book and dine as they would outside the formula. The bet will be settled on service, a field where volume remains the enemy of detail.
Sitting in a gated marina rather than on the hotel strip is the other good idea, with a golf course and shops within walking distance. We will go and check on site, once the opening has passed, whether the fourteen tables hold their rank and whether the Ritua Sanctuary Spa is worth the detour.
