Inaugurated in late 2024 by Prince Albert II and now fully operational in 2026, Mareterra is the most ambitious real estate project ever undertaken in the Principality. Six hectares reclaimed from the Mediterranean, a two-billion-euro investment, and a rare architectural signature: Renzo Piano and Norman Foster converse within a district conceived as a manifesto of sustainable contemporary luxury.
Six Hectares Reclaimed from the Sea
The extension was built on reclaimed land, extending the Larvotto area. Mareterra combines high-end residences (Le Renzo, designed by Renzo Piano; Le Foster, by Norman Foster), a public seafront promenade, landscaped green spaces, and a new marina. The district is now one of the world’s most expensive per square metre: it recorded a record transaction of 471 million euros for an apartment, signed by the wealthiest Ukrainian businessman, in April 2026.
A New Premium Façade for Monaco
Beyond real estate, Mareterra redefines Monaco’s luxury landscape. The district hosts exclusive boutiques, a contemporary art hub, and a redesigned coastline transformed into a Mediterranean promenade. Art enthusiasts will discover the signatures of Daniel Buren and several contemporary artists in the public spaces. The sea-view terraces offer an exceptional panorama of Monaco Bay · a new visual landmark for the Principality.
Mareterra’s Impact on Monaco’s Hospitality
The opening of Mareterra accelerates Monaco’s high-end repositioning. Historic palaces · Hôtel de Paris, Hôtel Hermitage, Métropole Monte-Carlo · see an opportunity to attract an even more demanding ultra-luxury clientele, drawn by the district’s exclusivity. Several hotel groups are already studying new development projects within the extended perimeter, reshaping the Principality’s hospitality offering for the next decade.
