Cape Town EDITION opens in October 2026 at the V&A Waterfront: 142 rooms and Africa’s first EDITION

EDITION has around forty addresses worldwide, but none in Africa. That changes in October 2026 with the opening of the Cape Town EDITION on the V&A Waterfront, featuring 142 rooms and suites for around one billion rand, the result of an agreement between Marriott International and V&A Waterfront Holdings, owner of South Africa’s most visited district.

Neri & Hu in Cape Town, an unexpected signature

The project has been entrusted to Neri & Hu, a Shanghai-based studio, working in partnership with South African firm StudioMAS. The Shanghai duo made a name for themselves through a very distinct approach to industrial buildings, retaining traces of their past use rather than erasing them, which is hardly insignificant on a waterfront still occupied by working cranes and docks. Architectural renderings show a long, low volume with a sawtooth profile, positioned facing the basin. The hotel will overlook the Atlantic, the City Bowl, Table Mountain, Lion’s Head and Signal Hill, and will feature a rooftop bar.

A high-impact district, and a broader construction project that is dividing opinion

The V&A Waterfront welcomes tens of millions of visitors every year, and its owner is preparing a much larger expansion towards Granger Bay. Valued at 24 billion rand, this project plans to reclaim 3.8 hectares from the sea and add 440,000 m² of floor space, and it has faced fierce public opposition concerning building heights, years of construction traffic to build the breakwaters, impacts on marine ecosystems, archaeological remains, and the city’s maritime heritage. Public access to the coastline, mandated by South Africa’s Integrated Coastal Management Act, is among the commitments made by the developer. The Cape Town EDITION is located on the edge of this perimeter: it is not the subject of the controversy, but it will open in a district whose future is still heavily debated.

What EDITION is seeking in South Africa

Marriott already operates several brands in Cape Town, but none of this calibre. EDITION, born from the partnership between the group and hotelier Ian Schrager, targets a clientele that chooses a place and a style before a brand, and which until now has lacked an address of this type on the continent. The timing is favourable: international visitor numbers in Cape Town have returned to pre-2020 levels, the rand remains weak for European and American travellers, and the city has firmly established itself among the world’s most sought-after urban destinations. The risk is that of any waterfront hotel: dependence on a season and on a neighbourhood whose neighbouring construction site is beyond one’s control.

Our perspective

Cape Town did not need another hotel; it needed an address that changes the narrative of its hotel scene, which has been dominated for the past twenty years by the same establishments. Entrusting the project to Neri & Hu rather than an international resort design firm is the most compelling move in the portfolio, and the one upon which the overall success will depend. Even so, one will need to keep an eye on what rises from the ground around it: opening a hotel on the edge of a 24 billion rand construction project contested by a section of the city means accepting that your first few years will be spent on the fringe of a debate that is not your own.
