Hilton Tokyo Odaiba: Japan Hotel REIT borrows 9.85 billion yen for renovation and green loan

Hilton Tokyo Odaiba, featuring 453 rooms overlooking the Rainbow Bridge, is undergoing its first major renovation since 1996. Its owner, Japan Hotel REIT, approved three new loans totalling 9.85 billion yen on 17 September 2026 (approximately 55 million euros): one finances part of the 10.8 billion yen works, while the other two refinance a 30 September maturity, including a green loan backed by three certified hotels.

9.85 billion yen across three facilities

The funds will be drawn on 30 September. Term Loan 136, amounting to 4.9 billion yen from SMBC, Mizuho and MUFG, matures on 28 September 2029 at 1-month TIBOR plus 0.30%, with bullet repayment. It is allocated to capital expenditure for Hilton Tokyo Odaiba.

The other two facilities replace 4.95 billion yen maturing on 30 September 2026, comprising a loan from August 2017 and another from September 2023. Term Loan 134 (4.25 billion yen) and Term Loan 135 (700 million yen) both mature on 30 September 2032, at TIBOR plus 0.45%. Interest rate swaps are planned for all three facilities: following the transaction, nearly 79% of the REIT’s debt will be at fixed rates, raising its total bank borrowings from 334.3 to 339.2 billion yen.

A 10.8 billion yen project running until late 2027

The hotel, opened in 1996 as Hotel Nikko Tokyo and rebranded as Hilton on 1 October 2015, had never undergone a comprehensive renovation. JHR is investing 10.8 billion yen (approx. 60 million euros) between February 2026 and December 2027: 6.4 billion this year and 4.4 billion next year. The property closed from 1 to 28 February and is now reopening in phases. Seascape Terrace Dining resumed service on 13 July.

All rooms are being redesigned with a clear goal: a standard comparable to central Tokyo luxury hotels, along with an increased number of executive rooms. The Executive Lounge is moving to the third floor overlooking the Rainbow Bridge, spanning 337 m² with 109 seats, and will open on 19 December 2026. The Pegasus function room is receiving a 21.6 by 4.05-metre LED screen, described as one of the largest in Japan, and the lobby is being entirely restyled.

26 renovated rooms opening on 19 December

On the same day, 17 September, the operator opened bookings for the first phase. 26 renovated rooms and suites will welcome their first guests on 19 December 2026: a 200 m² Presidential Terrace Bath Suite, two Deluxe Terrace Bath Suites and four 80 m² Rainbow Bridge View Suites, alongside nineteen 40 m² Executive Deluxe rooms facing the bridge. The concept, named “Tokyo Stillness”, channels tranquility facing the bay, just twenty minutes from Shimbashi.

The REIT expects these works to deliver a yield boost: the hotel’s net operating income is projected to rise from approximately 2.9 to 4.4 billion yen, representing a yield of 6.1% compared to 4.7%. JHR originally acquired the property in 2019 for 62.4 billion yen.

The green loan refinances Narita and Nara

Term Loan 134 is a green loan issued under the green finance framework adopted by JHR in January 2024 and revised in August of the same year, in cooperation with rating agency JCR. It repays the acquisition loans for three DBJ Green Building certified hotels acquired on 15 October 2024: Hilton Tokyo Narita Airport (548 rooms), International Garden Hotel Narita (463 rooms) and Hotel Nikko Nara (330 rooms), connected to JR Nara Station.

The portfolio now includes twelve DBJ certified hotels, three CASBEE certified and three BELS certified. The REIT is thus tying a growing share of its debt to the environmental performance of its properties, a practice that has become standard among Japanese REITs, though less common in the hotel sector.

A 52-hotel REIT, led by Hilton

Japan Hotel REIT is the country’s leading listed hotel real estate investment trust: 52 hotels acquired for 648.1 billion yen, appraised at 907.6 billion yen following the summer acquisition of Hyatt Regency Tokyo. Hilton brands account for 28% of the portfolio. Its sponsor, SC Capital Partners, sold a 40% stake to CapitaLand Investment in March 2025.

Term Loan 136 is the first tranche of roughly 6 billion yen in new borrowings planned for 2026, maintaining a gearing ratio of around 37%. The Odaiba project is the largest renovation investment ever undertaken by the REIT on a single asset.

Our perspective

Over the past two years, Tokyo has seen the openings of 1 Hotel, Janu, Fairmont and soon others. Hotels from the 1990s, even those in prime locations, no longer have a choice: they must upgrade to city-centre standards or fall behind. Odaiba, with its direct views of the Rainbow Bridge and balconies in every room, possesses an advantage few central addresses can offer, provided the interiors measure up.

The financial structure is conventional yet clear: long-term, fixed-rate debt, including a green tranche, supporting an asset the REIT aims to elevate from 4.7% to 6.1% yield. For travellers, the date to remember is 19 December, when the first 26 rooms will put the “Tokyo Stillness” gamble to the test.
