Fairmont is going on the offensive with its properties. The luxury brand of the Accor group, known for its spectacularly architectural palaces, has embarked on an unprecedented renovation programme: almost **one in five hotels** in its portfolio is currently undergoing work, from the Americas to Asia.

Behind this work lies a conviction: at a time when the expectations of the most discerning clientele are rapidly evolving, modernising historic addresses is no longer an option but a strategic imperative. Fairmont aims to maintain its position among the leading names in luxury hospitality, without disavowing the heritage that defines its signature.

A Programme Affecting One in Five Fairmont Hotels

The figure indicates the scale of the ambition: **20% of Fairmont properties** are undergoing active transformation, spread across four continents. « Fairmont has always been a place where the world gathers. Our commitment is to continuously renovate and adapt our heritage hotels », summarises Omer Acar, CEO of the brand. The guiding principle, named « Make Special Happen », involves modernising each address while respecting its history, location, and cultural significance.

The Fairmont Southampton, a $550 Million Project

The most spectacular operation is unfolding in Bermuda. Led by Gencom, the redevelopment of the **Fairmont Southampton** represents a colossal investment of $550 million. Upon its scheduled reopening in autumn 2026, the hotel will unveil entirely redesigned rooms and suites, new dining spaces, expanded meeting rooms, and modernised beach facilities. A bold move towards ultra-luxury in the Caribbean.

From Geneva to London: Renovated European Palaces

Europe is not being left out. The **Fairmont Grand Hotel Geneva**, closed for a complete renovation, is set to reopen in 2027. In London, The Savoy, an Art Deco and Edwardian institution, will refresh its wings and Art Deco rooms from summer 2026. Two legendary addresses that Fairmont is bringing up to date without altering their heritage soul.

Canada, the Heart of Fairmont’s Renovation Work

It is in Canada that the most projects are underway. The **Fairmont Le Château Frontenac**, in Quebec City, is adding 34 Gold rooms, renovating its Gold lounge and 203 rooms, with completion in 2028. In Vancouver, the Fairmont Pacific Rim will inaugurate a Forbes Five-Star wellness club with a Himalayan sauna at the end of June 2026. Additionally, there are projects at the Château Laurier (Ottawa), the Fairmont Tremblant, the Fairmont Waterfront, the Jasper Park Lodge, the Banff Springs conference centre, the Empress in Victoria, and the Royal York in Toronto.

Wellness, Gastronomy, and Fairmont Gold: The New Experiences

Beyond the physical structures, Fairmont is rethinking the experience. Renovations incorporate comprehensive wellness areas (spa, fitness, medical clinics), dining concepts entrusted to renowned chefs, beachfront clubs, and upgrades to the **Fairmont Gold** offering, the brand’s signature luxury service. In Hawaii, the Fairmont Orchid and the Fairmont Kea Lani have already reopened reinvented spaces.

Our Analysis

This plan illustrates a fundamental battle in luxury hospitality: that of **continuous renovation**. Faced with groups opening address after address, Fairmont is banking on the value of its historic properties, which are more difficult to replicate than a new hotel. The challenge will be to maintain a consistent standard across such a vast and diverse portfolio, from Canadian neo-Gothic castles to tropical resorts. For Accor, it is also a way to consolidate a key premium brand in a global competition where experience and heritage now make the difference.
