The Divan Talya hotel is reborn in Antalya with 176 rooms, thirteen years after closing

Closed in 2013 and then demolished, the Talya, Antalya’s first modern five-star hotel, has been rebuilt on its cliffside. In soft opening since 1 July 2026, it has been open to all sales channels since 30 September, with 176 rooms and suites all designed with sea views. Divan, the hotel branch of the Koç group, operates it under the Divan Talya brand.

Antalya’s first five-star hotel, in 1975

The hotel opened on 17 November 1975 under the name Antalya Oteli: it was the city’s first modern five-star hotel, born from a partnership between Steigenberger, Koç Holding, İş Bankası and the landowner. Perched 30 metres above the sea, facing the Beydağları mountains, it had 204 rooms. A lawsuit filed by the owner of a motel with the same name led to it being renamed Talya two years later. Vehbi Koç, founder of the group, died there on 25 February 1996.

The Talya closed on 13 May 2013, officially for renovation, but due to a lack of urban planning it did not reopen. It was demolished from March to May 2021, along with its convention centre. Construction of the new 62,000 m² hotel began on 12 January 2022 for delivery scheduled for late 2024. With rising costs, the Turkish state investment incentive certificate increased from approximately 2.1 to 2.7 billion Turkish liras.

Why two dates, July and September?

Classified as five-star on 29 June 2026, the hotel opened on 1 July for a soft opening for guests designated by management, then opened to all sales channels on 30 September. On the same day, its owner, Marmaris Altınyunus, a Koç group company listed in Istanbul, signed a 15-year management contract with Divan, renewable for five-year periods, for the hotel and the neighbouring convention centre. The establishment is currently communicating under the name Talya Hotel.

The new Talya has 176 rooms and suites (356 beds), compared to 204 rooms in 1975, and all are designed with sea views. The 17 categories range from Superior Sea View (33 to 36 m²) and Deluxe Sea View (45 to 47 m²) to Sunset Suites (86 to 96 m²) and the 181 m² Talya Royal Suite; several suites have a private infinity pool.

Luma Table, Maromi and three bars

Luma Table, the main restaurant, serves a buffet breakfast, followed by à la carte lunch and dinner; Maromi serves Far Eastern cuisine in the evening, and Med&Grill offers Mediterranean dishes by the pool.

Three bars complete the offering, The Gimlet, open until 1 am, the Splash Bar and the Mile O Coastal Bar, along with a patisserie. The hotel operates on a bed and breakfast basis, with no all-inclusive option.

The spa features a sauna, hammam, steam bath and indoor pool and offers massages; there is also an outdoor pool and a private beach at the foot of the cliff. The hotel, which is pet-friendly, holds an environmental and cultural sustainability certificate; the neighbouring convention centre is still under renovation.

The Talya is approximately 1 km from Kaleiçi, the old town, and 13 km from the airport. Its website currently only displays a landing page and its rates have not yet been published. On the same coast, Marriott is preparing The Ritz-Carlton, Kemer, All-Inclusive for 2028; in Bodrum, Maxx Royal has joined Virtuoso, and in Cappadocia, Fortuna of Cappadocia has opened in Uçhisar.
