Viceroy Hotels & Residences will return to New York on 1 February 2027 with the Viceroy Park Avenue, a 252-key hotel at 420 Park Avenue South, in the NoMad neighbourhood. Announced in July for December 2026, the opening has slipped by two months, according to the press release of 9 October 2026. On the cards: four presidential suites, a spa, a Wellness Penthouse and a rooftop pool facing the Empire State Building.

Opening set for 1 February 2027

Viceroy Hotels & Residences unveiled the project on 28 July 2026, presenting it as its New York flagship and targeting a December 2026 opening. The press release of 9 October 2026 now gives a precise date, 1 February 2027, two months later. The official website still announces a winter 2026 opening and, for now, only offers a sign-up to be notified when the hotel opens. The same release announces the appointment of Nicholas Untermann as the hotel’s general manager.
At 420 Park Avenue South, in the heart of NoMad
The hotel occupies the corner of Park Avenue South and 29th Street, in the NoMad neighbourhood. The building, formerly home to the Royalton Park Avenue, which opened in 2010 as the Gansevoort Park Avenue, already had a rooftop pool. The project is led by a joint venture between Highgate, Tao Group Hospitality and BGO; Highgate is Viceroy’s parent company.
For the brand, this marks a return to Manhattan: Viceroy previously operated a hotel near Central Park, which has since changed flags. Highgate is no newcomer to New York, where it runs the Crowne Plaza Manhattan Times Square, reopened after a renovation.
252 keys, including four presidential suites
The hotel will have 252 rooms and suites. The largest are four presidential suites: three penthouse suites on the 18th floor, from 70 to 195 m², and a 186 m² duplex suite, shown in the renderings with a spiral staircase. All the visuals released by Viceroy are renderings: the hotel is still being completed and no photos of the finished rooms have been published yet.
Meyer Davis designs residential interiors

The interiors are entrusted to Meyer Davis Studio, which is aiming for the spirit of a private Manhattan residence: warm woods, textured stone, layered lighting and bespoke furniture. On the ground floor, Tao Group Hospitality will open a signature restaurant and a café, whose names have not yet been announced.

A pool facing the Empire State Building
On the penthouse level, the rooftop will feature an outdoor pool looking out towards the Empire State Building, a pool bar and a cocktail lounge, also run by Tao Group Hospitality. The group, a specialist in restaurants and nightlife venues, is both the operator of the food and drink outlets and one of the three partners in the joint venture that owns the hotel.
What does the third-floor spa offer?
The 3rd floor will bring together the spa and the gym: four treatment rooms, a sauna, a hammam, a cold plunge and Technogym equipment. Separately, the 195 m² Wellness Penthouse will add a private infrared sauna, a cold plunge, fitness equipment and recovery technologies.
For receptions and conferences, the hotel will offer more than 1,400 m² of event space, spread across three flexible rooms. No images of the spa or the restaurants have been released yet.
