HotelBrain Intensifies Kos Presence: 10-Year Lease for Lambi Resort, Group’s Eighth Hotel on the Island

Last updated:

HotelBrain, touted as Greece’s premier hotel management company, continues to strengthen its foothold in Kos. The group announced on 30 June 2026 the signing of a ten-year lease to operate the Lambi Resort, a 160-room, four-star beachfront property, which becomes its eighth establishment on the island of Kos alone.

Key Details
  • What’s changing: HotelBrain takes over the operation of Lambi Resort in Kos via a 10-year lease.
  • Where: Beachfront, on Lambi Beach, 3 km from Kos Town (Dodecanese).
  • The Property: A 160-room, four-star hotel, with two freshwater swimming pools and direct beach access.
  • The Scope: The group’s eighth hotel on Kos, a new step in its densification strategy.
  • The Model: An operating lease, not an acquisition, central to HotelBrain’s strategy.

A Ten-Year Lease, the Group’s Eighth Address in Kos

The operation is a long-term operating lease, not an acquisition: HotelBrain takes over the hotel’s management, not its ownership. With this signing, the group brings the number of establishments it operates on the island of Kos alone to eight. Its CEO and Chairman, Panos Palaiologos, describes the integration of Lambi Resort as a new step in the group’s development trajectory. The lease amount has not been disclosed.

HotelBrain, the Consolidator of Greek Hospitality

Founded in 2000 in Santorini, HotelBrain built its model on a simple premise: leasing hotels on medium or long-term agreements from private owners, then operating them as income-generating assets. The group now boasts over a hundred hotels and approximately 7,300 rooms across dozens of Greek destinations, with recent expansion into Cyprus, and a stated goal of 20,000 rooms by 2028. The takeover of Lambi Resort perfectly aligns with this strategy.

Kos, a Mature Mediterranean Destination

An island in the Dodecanese, bathed by the Aegean Sea, Kos is among the most established Mediterranean destinations for European markets. By concentrating eight hotels on a single island, HotelBrain opts for destination-specific densification rather than dispersion, a consolidation strategy that allows it to pool operations and distribution.

Our Perspective

The takeover of Lambi Resort illustrates the rise of an original Greek model, that of the operator-manager growing through successive leases. For travellers, the challenge will be the consistency of service that HotelBrain can impose on a rapidly expanding portfolio. Kos, meanwhile, confirms its status as a reliable choice for the Greek summer, alongside islands that have moved upmarket, such as Paros, the new queen of Cycladic luxury.
