The French fund Extendam has just acquired a portfolio of three four-star hotels operated under an IHG licence in Madrid and Barcelona, totalling 543 rooms. The seller is none other than Eurazeo, for an amount estimated by the market to be between €140 and €150 million.
Three IHG four-star hotels in the heart of Madrid and Barcelona
The package comprises two neighbouring Madrid addresses in the sought-after Retiro district: the Crowne Plaza Madrid Centre Retiro (157 rooms) and the Voco Madrid Retiro (197 rooms), which share a restaurant, seventeen meeting rooms, a gym and parking. The third address is in Barcelona: the Hotel Indigo Barcelona Plaza España (189 rooms), a recently renovated lifestyle hotel in the Montjuïc area. This makes a total of 543 keys in two of Europe’s most dynamic urban markets.

Eurazeo sells, Extendam accelerates in Spain
Conducted on behalf of French and international institutional investors, the acquisition brings Extendam’s Spanish portfolio to 35 hotels and over 4,400 rooms. The fund, a specialist in economy and mid-range hotels in Europe, is thus pursuing a densification strategy on the Iberian Peninsula, while Eurazeo continues to divest its hotel assets. The market estimates the transaction at between €140 and €150 million.
An ambitious repositioning plan
Extendam does not intend to simply collect rents. For the Madrid assets, the fund plans to create an outdoor swimming pool by 2027, develop a restaurant terrace of nearly 300 m², enhance the dining offer and create premium suites. The objective: to move upmarket and attract more MICE, corporate, airline and direct clients, by leveraging IHG’s distribution platform.

This deal illustrates a fundamental trend: the appetite of French capital for Spanish urban hotels, driven by strong tourism fundamentals in both Madrid and Barcelona. By acquiring IHG-licensed assets with a clear value-add plan, Extendam is betting on the upscaling of a portfolio already positioned in the four-star segment.
