A 23-hectare hotel estate is on sale for €4 million in Matarraña

It is rare for an operating boutique hotel to come onto the market, and rarer still for its name to be kept secret. A domain of nearly 23 hectares in Matarraña appeared on 19 August on Spanish luxury real estate platforms, priced at €4 million, with the brand remaining undisclosed. It is currently the most expensive residential property in Teruel province.

What four million buys

The striking figure is not the price tag, but the ratio between built area and land. 2,186 square metres constructed across 239,400 square metres of property, representing less than 1% footprint. The rest consists of century-old olive and almond trees, rose gardens and local shrubs.

The built space is spread across five adjoining structures. The complex features 17 bedrooms and 18 bathrooms: seven suites, eight superior rooms and a private two-bedroom apartment. Also included are a spa, an outdoor swimming pool surrounded by gardens, a library furnished by Giorgetti, a double-height lounge and dining room with a fireplace, a reception area and a commercial kitchen.

A two-century-old farmhouse restored ten years ago

The estate’s history dates back over two hundred years. The main house, stables and former granary were fully restored in 2014 and 2015, giving rise to the current hotel, which has been operating for a decade. The renovation preserved the rural character of the property rather than erasing it, partly explaining its value: once lost, the authenticity of such buildings cannot be recovered.

The interior design sets a different tone. Murano crystal chandeliers, colonial tables, papier-mâché sculptures by Brazilian artist Domingos Tótora and, in the common areas, original sketches by Rafael Alberti, the Generation of ’27 poet. These items constitute furnishings rather than property: there is no confirmation yet whether they are included in the sale.

The establishment is well known in the industry. In 2016, it won the Roca Hotel Initiative Award in the best mountain holiday hotel category.

Matarraña, the “Aragonese Tuscany”

The comarca owes its nickname to a landscape of rolling hills, olive groves and hilltop stone villages, including La Fresneda. While convenient, the comparison with Tuscany is misleading in one respect: Matarraña remains one of the least populated regions in Spain, located in Teruel, a province that has become a national symbol of rural depopulation.

This is precisely what creates both value and challenge for a hotelier. Isolation guarantees tranquility and views, but complicates recruitment, supply chains and off-season occupancy. A 17-bedroom estate two hours from Barcelona thrives on weekends and summer; the rest of the year requires effort.

Our take

Four million euros for 17 bedrooms works out to roughly €235,000 per key. This is modest compared to European boutique hotel valuations, where the price per room often exceeds half a million in established destinations. The difference reflects operational risk rather than build quality: here, the buyer acquires a fully renovated asset, but in a market that still needs developing.

The discretion surrounding the listing is noteworthy. Selling an operating hotel without naming it is common practice to avoid alarming staff and guests, and it speaks to the health of the business: one only protects what is working. Yet the price tag does not address the question of management. Such an estate is not bought purely as an investment; it is acquired with the intention of living there for part of the year.
