At the heart of Charleston, one of South Carolina’s hospitality jewels, The Charleston Place is redefining the codes of luxury by transforming into a true urban resort. The iconic city-centre establishment has invested over $150 million in a major renovation, offering an even more immersive and personalised guest experience, far beyond the standards of a classic luxury hotel.
This multi-year metamorphosis has already unveiled several of its most spectacular facets. Last month, the property completed a crucial phase of its renovation: a completely redesigned Club level, a rooftop terrace with a pool and bar, and refreshed rooms and suites. The objective is clear: to anchor The Charleston Place as a destination in its own right, where every detail contributes to a memorable experience.
- The Charleston Place (Charleston, South Carolina) is transforming into an urban resort following an investment of over $150 million.
- Already unveiled: the Perch rooftop (saltwater pool and garden bar), a reinvented Club Level and a personalised butler service.
- 419 rooms including 56 suites, to be fully renovated by the end of 2026.
- A new arrival experience via Meeting Street, featuring a wrought-iron gate and a grand landscaped porte-cochère, open since 1st May 2026.
- Still to come: a luxury spa in the East Wing and a lobby renovation, with final completion scheduled for summer 2028.
An Urban Resort Transformation
The ambition of this colossal renovation is to transfigure a traditional luxury hotel into a true “urban resort” destination. Rebecca Hubbard, Managing Director, explains that the project aims to elevate the standard of service and enrich the guest experience, positioning the establishment no longer as just a place to stay, but as a destination in itself. The initial idea was to modernise the “traditional living room of Charleston”, a pillar of the city for decades, whilst preserving its heritage.
It is about merging the timeless elegance of Charleston with amenities and services worthy of the world’s finest resorts. This approach allows the hotel to stand out in a competitive market by offering a comprehensive experience that meets the expectations of the most discerning travellers, whether they are seeking relaxation, wellness or cultural experiences.
The New Perch Rooftop: Pool and Garden in the Sky
Among the most striking additions is Perch, a rooftop garden bar and pool reserved exclusively for hotel guests. Designed around wellness and personalisation, this space creates an urban oasis, complete with a saltwater pool and indoor and outdoor dining areas.

Guests can enjoy a series of complimentary touches throughout the day: infused water, sunscreen, refreshing towels and various treats, from morning pastries to afternoon ice creams and evening cocktails. Lush greenery, cascading flowers, a trellis bar wrapped in jasmine and an avenue of trees bring a soothing touch of nature to the heart of the city.
Redesigned Rooms and Suites
This phase of work also focused on the renovation of rooms and suites, with designs inspired by Charleston’s iconic architecture and the Lowcountry landscapes. The finishes and selected artworks reflect local elegance and charm, creating spaces that are both luxurious and steeped in the spirit of South Carolina. Furthermore, the hotel has increased its number of suites to accommodate longer stays, particularly during major events such as the Southeastern Wildlife Exposition or the Spoleto Festival.

In total, the hotel’s 419 rooms, including 56 suites, are scheduled to be fully renovated by the end of 2026. Refreshed rooms are already available for booking, offering a glimpse of the new aesthetic and enhanced comfort.
An Enhanced Arrival and a Reinvented Club Service
The hotel entrance has also undergone a major transformation. Following the demolition of the old stone portico in August 2025, the four iconic draught horse sculptures, standing nearly three metres tall, were relocated to the gardens along the exit driveway. The porte-cochère and arrival lane have been transformed into a verdant sequence, featuring an avenue of crepe myrtles and a central live oak. Since 1st May 2026, guests have accessed the hotel via Meeting Street, passing through a wrought-iron gate and a landscaped path to the grand new porte-cochère, where they are welcomed by the valet staff.

Another pillar of the renovation, the reinvented Club Level, occupies the seventh and eighth floors. This “hotel within a hotel” offers 75 fully renovated rooms, a private bi-level lounge and a new personalised butler service. Dining has been redeployed in more intimate spaces, featuring a complete progression of daily culinary delights: breakfast, lunch, afternoon tea, evening hors d’oeuvres, digestifs and desserts.
The butler service begins even before arrival, with pre-arrival contact, assistance with dinner and attraction bookings in Charleston, a VIP welcome directly on the Club level and a daily beverage service. Rebecca Hubbard particularly appreciates the “dressing drink”, a Southern tradition where a butler knocks on the door around 5pm with the guest’s favourite beverage, to be enjoyed whilst preparing for dinner. This ritual is already proving highly popular.
Next Steps: Spa and Public Spaces
One of the most anticipated changes will concern the East Wing, where indoor retail spaces will be converted into a new luxury spa. The shops facing Market Street will remain, but the entire rear area will be dedicated to this new wellness sanctuary. Details remain limited as the project is still in the design phase, but management promises a luxurious retreat featuring treatment and relaxation rooms, a plunge pool and a sauna.
The final phase will focus on renovating the lobby and various dining venues, with completion expected in summer 2028. The Charleston Place will then complete its full transformation, without relinquishing its role as a “commercial and culinary hub” in the heart of the city.
Our Take
The transformation of The Charleston Place into an urban resort illustrates a major trend in luxury hospitality: creating complete destinations in the heart of cities. The investment of over $150 million reflects the ambition to become an essential address, as much for the overall experience as for the stay itself. With ultra-personalised butlers, a future spa and exclusive living spaces like the Club Level and the Perch rooftop, the hotel is focusing on exclusivity and bespoke service. This is a coherent strategy in a city like Charleston, renowned for its historic charm and cultural dynamism, where Southern elegance now meets modern amenities.
