Australia: Redcape acquires 9 hotels and pubs (including QT Newcastle) for $500 million

The Australian hotel market has just recorded one of its biggest deals of the decade. Iris Capital, the company of billionaire Sam Arnaout, is selling a portfolio of nine properties to Redcape Hotel Group for nearly A$500 million. At the heart of the operation: QT Newcastle, one of New South Wales’ most renowned boutique hotels.

A record transaction in the Australian market

With nine properties for half a billion Australian dollars (nearly €300 million), the operation ranks among the most significant sales of pub and hotel freeholds ever signed in the country. Seven addresses are located in the booming region of Newcastle and the Hunter, with two others in Sydney. Redcape, a fund managed by the listed group MA Financial, instantly consolidates its position as a heavyweight in the sector.

QT Newcastle, the luxury jewel of the portfolio

While the lot mainly comprises neighbourhood pubs and taverns, it features a signature asset: the QT Newcastle, a 104-room design boutique hotel crowned with a rooftop bar and a restaurant with audacious scenography. Industrial textures, brushed brass, views of the harbour and cathedral: the address embodies the creative touch of the QT brand and provides this pub portfolio with a true high-end showcase.

Sam Arnaout, the publican turned billionaire

Seller in the operation, Sam Arnaout is one of the most atypical figures in Australian hospitality: a former panel beater turned pub magnate, he now has an estimated fortune of A$3.47 billion and ranks 50th in Australia’s 2026 richest list. “This transaction realises a strategy launched more than ten years ago to identify exceptional regional opportunities,” he commented. The sale allows him to reallocate his capital towards large mixed-use real estate projects.

The bet on regional pubs and land value appreciation

For Redcape, the interest lies as much in operations as in real estate potential. Several addresses in the Hunter come with already granted building permits: 114 dwellings at the Gunyah Hotel, 272 at the Sydney Junction Hotel, totalling nearly 400 apartments. “These pubs excite us: they are diversified, resilient, and backed by a significant real estate base,” summarises Chris Unger, Redcape’s Managing Director. A model that combines stable operating income with land value creation.
