The ORA Hospitality Mykonos resort will open at Kalo Livadi in May 2027: 93 keys, 100 million euros

ORA Hospitality will open the first resort of its new ultra-luxury brand in Mykonos in May 2027, a 100 million euro project on a hillside above Kalo Livadi bay. The announcement from the hospitality arm of ORA Developers, Naguib Sawiris’s group, confirms 93 keys designed by Rockwell Group, with bookings opening in January 2027. The brand itself still has no name.

93 keys on a hillside above Kalo Livadi

The resort will step down a hillside overlooking Kalo Livadi bay, on the Kalafatis side, along a stretch of the Mykonos coastline that remains largely unspoilt. Its 93 keys will be split between 60 rooms, 28 suites and 5 villas, arranged like a village facing the sea. The project sheet published by ORA Developers mentions a 42,000 m² plot and six pools.

Why isn’t this the Four Seasons Mykonos?

It is an easy mistake to make. The Four Seasons Hotel Mykonos, which opened in summer 2026 in the same bay, has 94 keys, one more than the ORA project. Yet these are two separate resorts: the Four Seasons, designed by architect Nicos Valsamakis and developed by AGC Equity Partners, is already operating at Kalo Livadi (see our article on the Four Seasons Mykonos), whereas the ORA resort, designed by Rockwell Group, will not open until May 2027, under its own brand. Another source of confusion: Rockwell Group also designed the Four Seasons restaurants. Above all, these two neighbouring addresses show how far upmarket this south-east coast is moving.

Rockwell Group, four venues and a 900 m² spa

The design has been entrusted to Rockwell Group, which will play on the flow between indoor and outdoor spaces. The resort will have four restaurants and bars, whose names and chefs have yet to be revealed, and an events space for up to 200 guests. The 900 m² wellness centre will focus on skincare, recovery, movement and wellbeing; the project sheet calls it the Oasis spa and mentions a “Floating Rock Bar”. Partnerships with big names in wellness, dining and lifestyle have been announced but not named.

Why Sawiris turned down a global brand

Naguib Sawiris, founder of ORA Developers, is personally overseeing the design, down to the bespoke playlists and the choice of works by local artists. He says he preferred to launch his own brand rather than hand the resort to an international chain. “This will not simply be another ultra-luxury hotel, but one of the most beautiful and elegant destinations in the Mediterranean,” he says in the announcement. The name of this in-house brand has not yet been revealed.

Vincenzo Falcone, seven years at Bvlgari

To run it, ORA Hospitality is relying on Vincenzo Falcone, its managing director since April 2026. He ran the Bvlgari Hotel Milano and then the Bvlgari Hotel Roma, seven years in all with the brand (see Bulgari hotels around the world), after roles at Starwood and St. Regis. Beyond Mykonos, ORA Hospitality is promising deliberately selective international growth, without naming any other destination.

Founded in 2016 by Naguib Sawiris, ORA Hospitality already operates Silversands Grenada, on Grand Anse Beach, and Silversands Beach House, both in the Caribbean. The photos above show this hotel in Grenada, not Mykonos: they give a sense of the operator’s know-how. Silversands Grenada boasts a 100-metre infinity pool, billed as the longest in the Caribbean, a four-treatment-room spa with a hydro suite, villas with two to four bedrooms and four restaurants and bars: Asiatique, Grenadian Grill, Beach Lounge and Puro.

Bookings open January 2027, rates to follow

Bookings will open in January 2027, ahead of an opening scheduled for May 2027. Rates have not yet been published and there is no reservations line for now. In the meantime, our comparison Santorini or Mykonos will help you choose your Cycladic island.
