La Réserve Firenze is taking up residence at 6 Via Santo Spirito, in Palazzo Segni, a Renaissance palace built in the 15th century on the left bank of the Arno, in the Oltrarno district. The building was bought in 2022 by Olivia and Grégory Marciano, who led its restoration. The group’s press release mentions the love of art and culture shared by the Marcianos and Michel Reybier, without saying what kind of contract, management or licence, binds them.

The timetable has slipped. Michel Reybier Hospitality’s press release, issued on 1 December 2025, announced a June 2026 opening; the date is now set for 16 October 2026, and the official website is already taking bookings.

La Réserve is the signature brand of Michel Reybier Hospitality, present in Paris, Geneva and Ramatuelle, and in Zurich with the Eden au Lac. Florence becomes its first Italian address, the only one in the portfolio in the country. Yet it does not appear on the group’s list of hotels: it joins the Private Homes collection, alongside La Réserve Paris Apartments, La Réserve Genève Villa, the villas in Ramatuelle and the Seychelles, the chalet in Val d’Isère and the Chartreuse de Cos d’Estournel.

Its Paris counterpart is therefore not La Réserve Paris, the brand’s hotel and spa, but La Réserve Paris Apartments. In Florence, it joins other recent openings we have followed, Palazzo Sogni and the W Florence.

The palace holds six apartments with one to three bedrooms, all with a fully equipped kitchen. The one-bedroom frescoed apartment measures 175 m² for two guests; the two-bedroom Piano Nobile, 170 m² for four; the two-bedroom Santo Spirito View, 180 m² on the top floor. Two further two-bedroom frescoed apartments measure 205 and 210 m².

The largest is the three-bedroom duplex: 205 m² for six guests, extended by a 55 m² private terrace with 360-degree views. Its main bedroom looks out over the Arno.

What remains of the original frescoes?

The restoration and interior architecture are the work of Gilles & Boissier, the design duo who also created the interiors of The Lana in Dubai, a Dorchester Collection address. In the frescoed apartments, the main bedrooms keep their coffered ceilings adorned with the original frescoes, and the bathrooms are clad in travertine.

There is no restaurant or spa: services are included in the stay. Round-the-clock reception and concierge, a house manager, housekeeping twice a day, breakfast served in the apartment, laundry and grocery delivery. Each apartment has its own bar and wine cellar, with wines charged separately.

For dinner without going out, room service draws on a menu from Trattoria Cammillo, created for La Réserve, with a delivery charge. On request, guests can add a private butler, a private chef, a personal trainer, a yoga teacher, tennis on a private court, massages and treatments, and a babysitter.
