A first Swiss property on a listed bay
Mövenpick is establishing its first Montenegrin presence in Risan, a village on Kotor Bay, which is a UNESCO World Heritage site. The choice of location is no accident: the bay is a Mediterranean fjord, surrounded by mountains plunging steeply into sheltered waters, and for the past decade, it has attracted brands seeking an alternative to the Croatian coast. Here, geography defines the hotel product. The property boasts 151 rooms and residences, divided between the hotel and apartments with kitchens.
What the hotel offers facing the bay
The property plays on two aquatic fronts. Outside, an infinity pool and a private beach with its beach club face south over the bay. Inside, an indoor pool under a glass roof, a Finnish sauna and a hammam extend the season well beyond the summer. It is precisely this dual offering that distinguishes a year-round seaside property from a three-month beach resort. Most of the rooms, styled in natural stone and warm tones, open onto a private balcony.

What Accor’s arrival says about Montenegro
The country has fewer than seven hundred thousand inhabitants and a coastline of less than three hundred kilometres, yet for the past fifteen years, it has attracted a disproportionate amount of interest from hotel investors. Porto Montenegro in Tivat, Luštica Bay, Portonovi: the coast has developed marinas and branded resorts at a pace experienced by few European coastlines. The arrival of a group the size of Accor in this market confirms that Kotor Bay has moved out of the emerging destination category.
Yet, a question remains with every new opening on this coast: visitor capacity is growing faster than the infrastructure supporting it. Tivat remains a modest airport, and the bay’s coastal road struggles with peak August traffic. This is the key point to watch in the coming seasons.
