The Pendry Tampa hotel tops out on the Riverwalk ahead of its 2027 opening

The Pendry Tampa tower has reached its highest point: the building’s structure is complete, Pendry Hotels & Resorts and developer Two Roads Development announced on 14 October 2026. Florida’s first Pendry hotel will open in 2027 on the Riverwalk, the waterfront promenade of downtown Tampa, with 218 rooms and 190 private residences.

In construction parlance, “topping off” marks the placement of the final level of a building’s structure. The 38-storey tower rises on the banks of the Hillsborough River, in the heart of downtown Tampa, on Florida’s west coast. The works are being carried out by Coastal Construction on behalf of Two Roads Development. “Reaching topping off brings us closer to opening our doors,” said Michael Fuerstman, co-founder of Pendry Hotels & Resorts.

218 rooms designed by Arquitectonica

The architecture is by the practice Arquitectonica, the interiors by Studio Munge. The hotel will have 218 rooms and suites. Pendry, a brand of the Montage International group, will be making its Florida debut here. For Reid Boren, Managing Partner of Two Roads Development, this milestone reflects the collaboration between the partners, the architects and the construction teams.

Four venues run by Clique Hospitality

Food and drink will be run by the Clique Hospitality group, with four concepts: a signature restaurant, a contemporary Mexican restaurant, a speakeasy-style lounge bar, in the spirit of the hidden bars of the Prohibition era, and a poolside spot. Their names have not yet been revealed.

Spa Pendry, pools and 1,300 m² of event space

Wellness will centre on a Spa Pendry, a fitness centre and dedicated workout spaces. The brand’s website also mentions a rooftop pool, as well as shops and restaurants opening onto the Riverwalk. Families will have Paintbox, the brand’s children’s programme. The hotel will also offer more than 14,000 square feet, around 1,300 m², of meeting and event space.

Over 80% of residences already under contract

Above the hotel, the 190 Pendry Residences range from one to three bedrooms, all with a private terrace, and share a residents-only lobby. More than 80% are under contract, representing over 400 million dollars in sales, with prices starting at 1.7 million dollars. Owners will have access to the hotel’s services, pools, a fitness centre and private lounges. Ownership also brings perks at Montage and Pendry hotels in the United States, Mexico and the Bahamas, with special offers and preferential rates.

Like other luxury brands, Pendry is betting on branded residences, much like the first Ritz-Carlton Residences in Brooklyn. In Florida, the Mandarin Oriental, Miami is also preparing a new build on Brickell Key, with a hotel and residences.

When will Pendry Tampa open?

The opening is scheduled for some time in 2027, with no exact date at this stage. The hotel cannot yet be booked and its rates have not been published. All the images released by the brand are, for now, 3D renderings.
